• The gate groans or creaks at the pivot when moving. Metal-on-metal contact at the hinge tells you the nylon bushing is gone. The grease is long dry, and the pin is grinding the bracket into an oblong shape.
• The gate sags visibly toward the latch side. A single worn hinge changes the gate’s angle enough that the latch post no longer lines up. The operator is now pushing a gate that’s fighting gravity as well as its own weight.
• The operator stops mid-cycle and reverses. The motor’s internal force sensor reads the extra drag from a seized roller as an obstacle. It’s not a ghost in the logic board; it’s a physical bind at the hinge.
• The gate scrapes the driveway or hangs up on unevenness it used to clear. Sherman Oaks driveways settle over time, and a worn roller transfers that ground movement straight into the gate frame. The roller should be rolling; if it’s a static pivot now, the whole gate drops a half-inch every few months.
• You can feel slop when you push the gate by hand with the operator in manual mode. If the gate wiggles more than about a quarter-inch at the far end, the hinge play is past spec. On the FM and MM series, the spec is tight: that play should be under 1/8 inch at the motor arm attachment point.

The owner thinks the control board is failing. It’s usually not. The board is trying to compensate for a hinge that’s no longer holding geometry.

DIY or Call Us?

You can diagnose a hinge or roller issue yourself without touching a wrench. Put the operator in manual mode, push the gate slowly, and watch the hinge area. If you see daylight between the pin and the bracket, or the gate rocks sideways as it moves, you’ve found the problem. You can also spray it with dry lube to see if the noise goes quiet for a day or two – that tells you the bushing is dry, not just worn.

What we wouldn’t recommend is swapping the hinge yourself. On a Mighty Mule single-swing gate, the hinge takes the full load when the operator is mid-stroke, and if the gate comes off the hinges while you’re working, it’s heavy enough to hurt you. There’s also the geometry issue: getting the new hinge aligned so the gate closes square against the stops is a two-person job with a level and shim.
